A stunning semi-rural property with extensive internal space, abundant outdoor living areas, breathtaking views and hard to be equalled levels of peace and tranquillity

Including independent thermostatically controlled under-floor heating in each room and a heated swimming pool, the property does move into a league of its own.

The large 3 bedroom, 2½ bathroom property boasts over 180m² build and is suitable as a family home or equally for just a couple to enjoy this wonderful and privileged location and have ample facilities to entertain guests.

The impressive entrance and drive way wind up and around to the rear of the property giving no clue to its inverted design, ensuring that the living rooms benefit the higher and best views. The main entrance door and hallway at the front lower level therefore surrender their “main” status on a day-to-day basis by entering at the rear upper level.

Entering through the large wooden double doors you arrive in the courtyard. Part covered and west facing, the courtyard is an excellent space to use at different times of the day at different times of the year. For the heat of the summer it is a superb area to have a cool breakfast and in the winter months an ideal sundowners terrace.

Entering into the hallway you have the living areas to your right, master bedroom to your left and ahead, a marble staircase down to the lower level which serves as a reminder that it is a two storey property.

On the upper level the reception rooms comprise large living room with stone fireplace, half-vaulted ceiling and patio doors to three aspects leading to the courtyard, the terrace and pool area, and a fly screen conservatory furnished as a second dining and lounge area.

Passing through an archway also off the main living room is the dining room with similar half-vaulted ceiling and patio doors to the pool and courtyard.

Moving through a second arch you find the fully fitted kitchen, separate utility room, guest w.c., door and porch leading back to the courtyard.

Moving back through the entrance hall you find the aforementioned master bedroom and en suite bathroom with shower, toilet and basin. The bedroom benefits extensive fitted wardrobes and patio doors to its own private terrace with sea views.

On the lower level of the house there is an entrance hall off which there are two double bedrooms, both with fitted wardrobes; family bathroom with bath & shower over, toilet, bidet and basin; and garage with up-and-over door.

Externally, to the south side of the property there is the relaxation and entertaining area comprising 10 x 4.5m heated swimming pool with Roman steps and terracing around for sun-loungers; covered seating area from which to take the shade and the stunning views; and a 30m² covered, fly screen protected room with fitted bar.

A car port, gas bottle store room, boiler room and workshop / storage room complete the property listing.

The remainder of the plot is terraced and planted with a selection of citrus and olive trees. The olives are harvested annually by the current owners and taken to the local press in Los Gallardos to produce their own oil. With a few chickens adding free range eggs to their self-sufficient life style, it is understandable why the owners have called their home “La Buena Vida” translating as “The Good Life”.

The property has been maintained to a high standard with all home comforts installed including air conditioning, ceiling fans, mains water & electric, internet and wifi connections.

The nearest village is Los Gallardos, just a 10 minute drive away where you will find a variety of bars and restaurants providing both traditional Spanish fare and English dishes too. With two small supermarkets and the weekly street market offering a large selection of fresh fruit and vegetables that’s the food shopping taken care of too.

Los Gallardos is a popular destination for Spanish and tourists alike for the annual Three Kings celebration and re-enactment in January and also the July fiesta. The village has received considerable funding to build a new health centre, school and sports facilities with a new cultural centre recently being completed too.

The A7/E15 is close by making travelling times to Almería, Murcia and Alicante airports 45, 80 and 120 minutes respectively.

Golfers have a varied selection of courses to choose from in the area including Marina Playa on the coast, the Arizona style course at Desert Springs and the Valle del Este with 4* Hotel & Spa just a few kilometres away.

Walking, bowls and craft clubs are also plentiful so there is always something that you can get involved with should you wish to.
